Why a script changes the video

Most listing videos fail in the first three seconds, and it’s usually the audio’s fault: either silence over stock music, or an agent improvising “so, uh, here’s the kitchen.” A written 30–45 second script fixes both. It forces you to lead with the property’s actual selling points instead of a room-by-room inventory, and it reads at 75–110 words — exactly the length that fits a vertical video before viewers swipe.
