Why disclosure matters
If your listing media shows rooms that were digitally furnished or enhanced, buyers need to know that’s not the current condition of the property. That principle runs through MLS media policies across the country: virtual staging is welcome, undisclosed virtual staging is a violation waiting to happen. Beyond compliance, disclosure protects the showing itself — a buyer who expected the furnished room from your video and walks into an empty one starts the visit feeling misled, which is the worst possible opening for an offer.
How to use this text
Paste the disclosure into your MLS listing remarks (public remarks, not just agent remarks) wherever virtually staged media appears. If you’re posting staged video to Instagram or Facebook, put a shortened version in the caption too — and prefer video tools that burn the disclosure into the frame itself, since captions don’t travel with a shared or downloaded clip. Disclosure rules are set by a patchwork of state license law, MLS media policies and association guidance, and they differ in specifics.
